What does mortgage protection cover?

Mortgage protection covers your mortgage if you die during the policy term, so your family can pay off the home or keep up the payments. Depending on the policy, riders may add help for disability or serious illness. It does not cover damage to the house, and it is not the PMI your lender requires. Questions? (562) 207-5782

What the core coverage pays for

At its heart, mortgage protection is life insurance built around your home loan. If you pass away while the policy is active, it pays out a set amount meant to handle what is left on the mortgage. Your family does not have to sell the house or scramble to cover a monthly payment they were splitting with you.

Most policies are a form of term life. You pick a length that lines up with your loan, often the years you have left on it, and a coverage amount close to your balance. As long as premiums are paid, the coverage stays in place for that term.

Some policies keep the payout level for the whole term. Others shrink it over time to follow a loan balance that is going down. We explain which kind you are looking at before you decide, because that one detail changes what your family would actually receive.

Who gets the money: your lender or your family

This is the question we spend the most time on, and it is the one people rarely ask. Some mortgage protection, often the kind offered through a lender or by mail after closing, pays the bank directly. The loan gets paid off, but your family never sees the money or gets a say in how it is used.

A policy you own names a beneficiary, usually a spouse or adult child. They receive the payout and choose what to do with it. They might pay off the house, or they might keep the low-rate mortgage and use the money for daily bills, childcare or college. That choice can matter a lot to a family that just lost an income.

When we look at a policy with you, we point out exactly who is listed to receive the money, in plain words, before anything is signed.

Riders that can add help while you are living

A rider is an add-on to the base policy. Not every insurer offers every rider, and each one changes the premium, so it is worth knowing what they do before you add them.

  • Disability rider: may help with mortgage payments for a period if an injury or illness keeps you from working.
  • Critical or chronic illness rider: may let you use part of the coverage early after a serious diagnosis.
  • Return of premium rider: may give back some or all of what you paid if you outlive the term, at a higher cost.
  • Job loss rider: offered on some policies to help with payments for a limited time after involuntary unemployment.

What mortgage protection does not cover

People sometimes assume this coverage protects the house itself. It does not. It is about the loan and the people who depend on you, not the building.

It also gets mixed up with other mortgage-related insurance. Here is what sits outside it.

  • Fire, water, earthquake or other damage to the home, which falls under homeowners or earthquake insurance.
  • Private mortgage insurance (PMI), which protects your lender if you stop paying, not your family.
  • Property taxes or HOA dues, unless your beneficiary chooses to use the payout for them.
  • Deaths during a contestable period or under exclusions spelled out in the policy, which we walk through with you line by line.

How to pick the right amount and length

Start with your current loan balance and the years remaining. If you refinanced recently or took out a home equity line, include that too. Then think about what else your family would need, because a paid-off house still comes with utilities, insurance and food.

For some families, a standard term life policy sized above the mortgage does more than a mortgage-only policy, since it covers the loan plus income replacement. Others want a dedicated policy that is easy to understand and matches the loan exactly. If you bought in Norwalk or a nearby city like Downey or Bellflower in recent years, your balance may still be high, which is worth factoring in when you choose the amount.

We lay out two or three options side by side so you can see what each one pays, who receives it and how long it lasts. You choose what fits your budget, with no pressure to add riders you do not need.

Quick questions about mortgage protection

Does my coverage follow me if I refinance or move?
A policy you own stays with you, not with the loan, so it keeps going after a refinance or a move. You may want to adjust the amount if your new balance is very different. Lender-tied coverage may end when the original loan is paid off.
Can I get mortgage protection with health issues?
Often, yes. Some policies ask a short list of health questions with no medical exam, while others use an exam and may offer better rates. We explain the tradeoffs so you can choose the route that fits your situation.
Is mortgage protection the same as term life insurance?
Many mortgage protection policies are term life policies sized and timed to a home loan. The main differences are usually who receives the money, whether the payout decreases over time, and which riders come with it.
What happens if I pay off my house early?
If you own the policy, the coverage keeps going until the term ends, and your beneficiary can use the payout however they need. You can also choose to reduce or cancel it once the loan is gone.
